The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the South Carolina Real Estate Commission to obtain and maintain a license as a real estate broker. The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information about the requirements for obtaining a real estate license.

 
Sales Associate - Initial License

Pre-License Requirements - All applicants for a South Carolina salesperson license must:   

  Complete a 60 hour Commission approved course in fundamentals of real estate.
  Submit application for examination and $35 license fee ($10 of this fee is for a credit report) to the Real Estate Commission once this is approved you will receive an examination eligibility letter which is valid for 1 year.
  Submit the exam application (which can be found in the back of the candidate handbook) or register online at PSI  be sure to include your exam fee of $63. Pass the state exam with at least a 70%.
  Upon passing the state exam you will need to be affiliated with a broker for your license to become active. You will receive a provisional license and must meet the post licensing requirements to obtain permanent status
Post-License Requirements - All initial licensees must:
   Complete 30 hours of commission approved post licensing courses in order to obtain permanent status. With in the first year of licensure you must provide proof of course completion along with your application and $25 fee must be submitted to the Commission.

Broker - Initial License
Pre-License Requirements - All applicants for a South Carolina Brokers license must:  
  Complete a 150 hours of classroom instruction in advanced real estate principles and practices and related topics (90 hours of this requirement may be the hours required for the salesman’s license).
  Obtain 3 years of experience with the past five years with a salesman’s license.
  Submit application for examination and $35 license fee ($10 of this fee is for a credit report) to the Real Estate Commission once this is approved you will receive an examination eligibility letter which is valid for 1 year.
  Submit the exam application (which can be found in the back of the candidate handbook) or register online at PSI  be sure to include your exam fee of $63. Pass the state exam with at least a 70%.
 

Upon passing the state exam you will need to be submit a separate two year licensing fee of $250 for a broker-in-charge license or $125 for a broker license.

Continuing Education Requirements
Applies to All Salesmen and Brokers
 

Real Estate Licensees are required to obtain eight hours of continuing education every two years. The eight hours shall include a minimum of two hours of instruction in current federal and state laws affecting brokers and salesmen (core courses).
